Philosophy & Approach

Pacific Asset Strategies strives to provide proactive property management and integrated resources to ensure the longevity and vitality of an owner’s investment, while enhancing its value.  


Our team works hands-on to develop procedures and manage programs for each asset by focusing on cost efficient operations, tenant retention, and long-term success in investment growth.  


This is achieved by properly managing the property & vendor contracts, establishing an efficient maintenance program, providing timely and accurate management reports and efficiently marketing the investment. 

Why Pacific Asset Strategies?

PAS provides an alternative in Hawaii AOUO management.  Until recently, AOUO boards had limited options – choose from a handful of large firms handling hundreds of AOUOs or one of several small, inexperienced firms.  PAS breaks that cycle and offers a better choice:

Services Provided

Pacific Asset Strategies will provide services related to the Board and the Association to include, but not be limited to, the following:


  • Assist in Board and Association corporate operations
    • Organize and attend Board Meetings.
    • Communicate Board matters to Association members.
    • Advise on matters related to governance of the Board.
    • Assist the Board with maintaining compliance with laws and regulations governing the Association.


  • Oversee and manage Association finances
    • Maintain Association financial records in an online format accessible for viewing by Board Members in an “on demand” format.
    • Manage Association funds in accounts.
    • Develop and oversee the Association’s Annual Budget.


  • Oversee, manage, and advise on Property operations
    • Engage and manage third-party vendors.
    • Oversee and manage all Human Resource functions associated with employees of the Association including compensation, benefits, and policies.  Provide recommendations Evaluate and implement steps to minimize operational expenses.


  • Provide on-line, web-based portal that provides the following
    • Publicly-available information on the Property.
    • Secure access for owners that provides for unit-level financial information and payment.
    • Secure access for board members that provides on-demand access to board documents and Association financial records.
    • Secure access for management to oversee Property operations including unit owner notifications, security, maintenance, and control of amenities.


  • Advise on and manage capital improvements


  • Oversee annual reserve studies


  • Assist the Board in prioritizing capital improvement projects to maximize value to the Property
